Which type of survey do I need?

Here is a simple breakdown:
Boundary Survey – When you want to know exactly where your property lines are, for fencing or building near a boundary.
Detail / Contour Survey – When you are planning to build or renovate. This shows slopes, levels, and site features for architects and councils.
Subdivision Survey – When you want to split one property into two or more lots.
Setout Survey – When you are ready to start construction on a building, civil construction site, or for roadwork, and need the structure marked out on the ground.
Identification Survey – Often required when buying or selling property to confirm that your buildings sit within your boundaries.

When do I need a bushfire report vs a BAL certificate?
/bushfire-consultingYou need a bushfire assessment when your property is in a bushfire prone area, which is determined by council mapping.
A Bushfire Report is typically required for:
New home builds & renovations
Secondary dwellings
Subdivisions
Development Applications (DA)
It assesses vegetation, slope, and risk to determine compliance requirements.
A BAL Certificate (Bushfire Attack Level) is usually issued for:
Complying Development Certificates (CDC)
Simpler residential projects
Situations where a full report is not required

BAL Certificate = Risk rating certificate for building compliance

Our principal registered surveyor Anthony Clarke has been registered since 2005 and has worked in the surveying field since 1994, delivering accurate land surveys across residential, rural, and development projects in NSW.
We have been providing bushfire consulting services since 2002, supporting planning approvals and compliant building outcomes in bushfire prone areas.
Kristan Dowdle has been a qualified BPAD (Bushfire Planning and Design) Consultant since 2010, preparing BAL assessments and bushfire reports in line with all current regulations.
This combined experience ensures all of our clients receive reliable advice, accurate reporting, and council ready documentation.
